North American Home Buyers

What would you actually walk away with?

Before you decide anything, it helps to see the math. Enter what you know — estimates are fine — and this lays out where a sale price goes and what would be left for you.

Selling isn't the only way out of a foreclosure, but it's the one that keeps whatever equity you have left in your hands — an auction rarely bids past what's owed.

Nothing is sent to us. No name, no phone number, no email.

These are the numbers from the offer we discussed. Change anything that looks wrong — it's your worksheet now. If a figure here doesn't match what you're seeing on your own paperwork, that's worth a call before you sign anything.
The sale

Closing costs and foreclosure rules differ a lot by state. Picking yours sets a closer starting estimate.

An offer you're weighing, or your best guess at what the home would sell for as-is.

Ask your servicer for a written payoff quote. It includes missed payments, late fees, and attorney or trustee fees, so it's normally higher than the balance on your statement.

What else is owed

Anything recorded against the property that has to be paid before title can transfer.

Leave at zero for a straight as-is sale — repairs are already reflected in the price.

Closing and moving

On a direct purchase from us, we cover them at no cost to you. Switch this to compare against a traditional sale, where they come out of your side.

Set automatically from the state you chose. This is title, settlement, recording, transfer tax, and prorations — there is no agent commission in a direct sale. Change it if your title company quoted you something different.

The sale price doesn't cover what's owed. At this price you'd need to bring money to closing. That usually means the path is a short sale — your servicer agreeing to accept less than the full balance — or a retention option like a modification or repayment plan. Both start with your mortgage servicer. A HUD-approved housing counselor can help at no cost: 800-569-4287.

These are estimates, not an offer and not a settlement statement. Actual figures depend on your servicer's written payoff, a title search, tax and HOA statements, and the closing disclosure prepared by the title company.

North American Home Buyers, LLC is a real estate investment company. We are not a law firm, a government agency, a mortgage servicer, or a HUD-approved housing counseling agency, and nothing here is legal, tax, credit, or financial advice. If we put a property under contract, we may assign that contract to another buyer, and we may earn a profit on a purchase or resale.

Using this calculator does not stop a foreclosure and does not obligate you to sell. Keep communicating with your mortgage servicer. Free HUD-approved housing counseling is available at 800-569-4287.
